THE INFORMATION BELOW IS IN GENERAL ONLY AND RELATE MAINLY TO THE PREVIOUSLY MARKETED PROPERTIES. THE DETAILS VARY FROM BUILDER TO BUILDER. The Contracts The Builder will organize the Contract for you. It is your responsibility to make sure you qualify under the Indian laws and regulation to buy property in Goa under FEMA legistalation.The contract will generally be written as a Leasehold, convertible to freehold if and when the buyer qualifies accordingly. We can provide names of reputable advocates who can answer your queries in detail. Payment Stages over the constructions period: Varies from builder to builder, but in general 5-10 % initial deposit, which in normal circumstances is non-refundable, takes the property off the market, then with most properties 30 % at signing of contract, 25 % at the foundation floor level, 25 % at roof level, and remaining 10-15 % at completion. Stamp duty (presently 4%, subject to changes) and registration fee (2%) as well as legal fees are payable at completion when the property deeds are signed for the freehold. Prices for the property On these pages prices are stated in UK pounds £/ sterling for convenience, at the prevailing exchange rate, but are ultimately based on IRs/Indian Rupees. The Construction price is fixed in Rupees in the Contract, and the final paid to the contractor has to fulfill the fixed price in Rupees taking into account any currency fluctuations. All properties have easy access to local facilities, yet providing peaceful and safe environment to live in, 24 hour security. Maintenance of the communal areas and swimming pools for a small and affordable sum of approximately £20 per month but depends on each development and services provided.. All developments are supervised and monitored by our own Goan based professionals on regular intervals as the construction progresses. All properties come with a 2 year guarantee. Most developments generally take 24 months to complete, and a great number is sold quickly from plans, sometimes months before building work even starts. Those making their reservations at an early stage of the contraction will have some say on the interior design in terms of flooring, tiles and certain partitioning walls etc. Building materials and furnishings The properties come with just a Kitchen platform and a sink, and bathroom/s fitted with washbasin, shower and WC pan. Additional kitchen units and appliances, as well as air-conditioning and water heater are for an extra charge. We can advice and assist in choices and installations. The Contract will specify all building materials and other specifications in detail.
