1.How about the legal side of the purchase?

2. Investment potential in Goa?
The
prices in the past couple years have risen dramatically, and as
India as a whole is one of the worlds fastest growing economies,
there seems to be no reason why the present trend should not continue. In the past 3 years prices
have doubled. Goan land prices are rising rapidly,and so is the
cost of building materials in India as a whole, pushing up the price
of future developments.

Whats in the price?
The
price is fixed in IRs/Indian Rupees, and are fixed at the reservation
stage, but payments to Goa are naturally liable to exchange rate
fluctuation. The sterling price given and the consequent 10 % reservation
payment is fixed on the prevailing exchange rate at the time of
going to the web.
The
property comes fully tiled and painted. The bathrooms come fitted
with WC, washbasin and shower. Bath tubs are extra. The Kitchen
comes with a worktop, sink and taps. Other Kitchen cupboards and
equipment are extra, and you can generally participate in design.
Air conditioning and Ceiling fans, water purifier etc. are extra
unless otherwise stated. Hot water heaters extra.

Payment plan for off plan properties?
Most
commonly: 10 % initial reservation deposit,which takes the property
off the market (non-refundable, but if the purchaser goes ahead
with the sale, constitutes 10% of the total payable) payable in
sterling in UK
then,
depending on how far the construction has progressed, most commonly:
30
% on signing of Contract, commonly some 4-5 weeks later
25
% at the foundation level of the building
25
% at the roof level of the building
10
% at completion
5. Will I get a contract?
You
will be provided with a Contract by the builder, which for example gives
details of the plot with drawings and its clean title and planning
permissions, exact size of the proposed property, agreed price in
Indian Rupees, building materials, time table and payment plan structure,
and all other specifications on the property itself such as building
materials, down to how many power points there are, and mutual obligations,
as well as agreements regarding the maintenance of the property
and landscaping etc. after construction has been completed.
6. How to get to Goa?
Most
buyers choose a package tour as they often work out more convenient
and inexpensive, especially when you dont yet own your own
property.It is also possible to get regular flights all year round
to Mumbai (Bombay) and take a connecting flight to Goa.

7.Weather/
climate in Goa?
The
temperature in Goa is warm all year round. You do not need to bring
warm clothing.
The
main tourist season starts at the end of October and continues till
the end of April. June, July and August are the monsoon months,
when the sea and swimming pools are not accessible.
8.
What about Health issues and vaccinations?
Most
good travel agencies offer advice about health related issues. A
number of vaccinations are recommended, as well as malaria medication.
Consult
your medical advice's.Many
medicines, including malaria tablets are readily available in Goa
for very small cost.
You
may want to bring your own sun lotions and insect repellent (recommended).
As

Do I need a Visa?
You
will need a tourist visa to
visit
India. Those forming a Company should when ever possible try to obtain a business visa. See Relevant Links Page for Indian Visa services. Tourism visa application
are generally straight forward. Some holiday companies, see Related Links section, maybe able to arrange
it for you for an additional fee for your convenience.You are advised
to examine all VISA requirements and conditions in detail, and consult
the relevant websites. When buying property you should when ever able, travel on a business Visa.
10. What are the Additional extra costs?
You
need to allow for the following (subject to change according to Goan government)

Legal
fees: lawyers around £200- £600 for setting up a company and related issues, please get in touch with local advocates for further details. We can provide contact details of independent advisers. .
Maintenance
cost, often depending on the size of your property, around £180 -£300 per annum, often payable as a
lump sum for the first 5 years
Setting
up the owners company for the freehold, around £350
Air
conditioning is extra and depends on the size of the property ;on
average property about £250-350 per room. Ceiling fans are occasionally
provided as standard, and some owners find them to be adequate:check
what is included in the chosen property. Most properties have the electrical connection ready, the cost of a ceiling fan is around £15.
Water
heaters, geysers,are extra and depends on the number of bathrooms, each costing
around £100 fitted .
The
property comes with a basic kitchen with a work top, washbasin and
tap. To equip a larger property with additional units, fridge and
cooker will cost around £2000
Water
purifiers around £80-£100 fitted; well worth the cost as saves in bottled
water and avoids adding to the usage of plastic bottles.

11.What is the difference between North and South Goa?
North
Goa is well established as a package holiday destination with numerous
hotels and busy shopping lanes, colorful markets and sun lounge
laden beaches, especially in the Calangute and Baga area. The beaches
in the north tip of Goa, a taxi drive away, are more peaceful. Central
and South Goa are quieter and less touristy, and one can find many
long stretches of quiet beaches.
Property
wise the central areas are still cheaper due to cheaper land prices,
so for the price of a 2 bed roomed apartment in the north you may
well find a 3 bedroom detached house in the South.

12.Property Viewing?
We

to April, that you will make arrangements for viewing before you
leave for Goa, giving details of dates and where you are staying,
